Welcome to The Charlotte Burleigh House, our home away from home in the historic resort Town of Newport. This welcome book is intended to help you get acquainted with the area and our home. We’ve downloaded our area knowledge for you to enjoy! Favourite restaurants, golf courses, vineyards, and more. Along with our area guide you’ll also find everything you need to know about our home. You will find a bound copy of this guide in the home, which you are welcome to take out with you during your stay so you needn’t print this out. You’ll also find a copy at the house, on the kitchen counter.


YOUR TOWNHOUSE

We have sought to equip our home to a high standard and to anticipate your needs by providing all the things you might want for a luxurious stay. Hair dryers and extra towels are provided as standard and a washing machine is available so that you don’t have to worry about luggage restrictions.

You want to have a wonderful holiday and we want that for you too​. We believe that when you are here this is your home for however long you are staying and that you will be relaxed, comfortable and happy.

PARKING

We have two off street parking passes at the St. Paul’s Church Parking lot around the corner. Additionally, we have a Town of Newport Parking pass for one vehicle. This allows on street parking around the Townhouse.

OVERVIEW OF THE AREA
Newport is a beautiful seaside city in Rhode Island that is famous for its mansions, shopping, and scenery. Newport is also known for hosting the Newport Folk Festival and the Newport Jazz Festival and many other Festivals and Fairs. Cobblestone streets and brick sidewalks accent an upscale touristy downtown area with many shops, galleries and great restaurants and its all located along water. Newport sits on the southern end of Aquidneck Island and features several fine beaches, rocky cliffs and much history including an old fort.

CHECK-OUT PROCESS

When you leave, please ensure the following simple tasks are done:

  • take the rubbish out to the bins
  • ensure the air-conditioning is set to 85 F / 29 C
  • run the dishwasher
  • lock the house
  • leave the key in the key lockbox

CHECK-OUT TIME

Check-out time is strictly 10am. Should you require a later check-out, we will do our best to accommodate. Again, no promises. But you need to let us know as far in advance as possible. If we have guests arriving that day it will be almost impossible to offer flexibility due to cleaning crews requirements and timing.

CLEANING

You will find the house clean on arrival—please let us know if you are not satisfied in any way. We take great pride in providing our guests with the highest standard of cleanliness and hygiene. For stays of 1 week there is no cleaning service during your stay. After you depart our cleaners will prepare the house for the next guest.

If you are here for two weeks there will be one cleaning, usually on the middle Saturday. The team has a key and will access the house at some point during the day, but not before 10am. If you need cleaning services more often, please let us know and we will arrange this. An extra payment will apply. On departure it would be helpful if you could
leave the house (particularly kitchen contents and bbq/grill) clean and tidy.

AIR CONDITIONING
Our home has the benefit of air conditioning. You will find a thermostat on the wall behind the dining table in the great room and at the top of the stairs on the second floor. Please ensure that all windows and outside doors are closed whilst the AC is running to ensure it operate to maximum efficiency. We recommend a setting of 72 F / 22 C which we find keeps the place sufficiently cool.

CENTRAL HEATING
Our home has a central heating system. You will find a thermostat on the wall behind the dining table in the Great Room and at the top of the stairs on the second floor. We recommend a setting of 72 F / 22 C which we find keeps the place sufficiently warm. You can manually set the thermostats (by touching and sliding finger up or down), or, you can use Alexa (in the Great Room). Simply say, “Alexa, set Main Floor (or Second Floor) temperature to seventy degrees

FIREPLACE
Our home has a working gas fireplace. Especially important is to ensure that the fire is completely out before you head to bed.

KITCHEN EQUIPMENT
All manuals for the electrical equipment and appliances are in the middle draw of the unit to the left of the sink.

The Dishwasher:
It’s very simple, we promise! We provide a supply of tablets – you will need to insert one into the flip box container on the inside of the dishwasher door. Then press the program button of your choice – there are a few settings which are obvious – then press the start button.

The Fridge/freezer:
You should not need to adjust any settings. If you run into any difficulties (e.g. it’s not cooling efficiently) please let us know.

The Hob and Oven:
The hob is a five-burner gas hob, and the electric oven and grill is double width. When grilling please leave the door open.

LAUNDRY APPLIANCES
We have a washer and separate dryer located in the pantry on the second floor. There is a supply of detergent for your use. To operate the machines, simply select the program you want, place the detergent in the tray, close the door, and hit start. If in any doubt there are instructions next to the machines.

BOARD GAMES / PLAYING CARDS
There is an assortment of Board Games in the closet behind the dining table in the great room.

We have Books! An assortment can be found throughout the house for your enjoyment

BREAKAGES
We understand that sometimes accidents happen! Should you break anything please let us know immediately – if it’s minor we usually won’t charge. If it’s a larger issue (e.g. the TV screen!) we would like to agree the cost with you before you leave to avoid any issues later. Thank you!

MUSIC SYSTEM
We have installed an Amazon Alexa. It is located in the Great Room. Simply instruct Alexa to play your favourite music!

TELEVISION / DVD SYSTEM
There are four Smart TVs in total. Two (the Great Room and Master Bedroom) have cable. The others, one in each of the other bedrooms, have the Amazon Fire Stick to stream great movies and shows. The Fire Stick has its own remote as well. There are also DVD players in the 1st floor and one 2nd floor bedrooms. There is an extensive library of DVDs in the bedroom on first floor. To select Cable, or Amazon Fire Stick or DVD Player, press the cable remote source button and select the appropriate HDMI source. The remotes are found near the TVs.

ALEXA
We have installed the Amazon Alexa in all of our locations. This allows you to listen to your favourite Amazon music stations. Alexa will also set thermostat temperatures, turn on/off certain lights and lock the door. In addition, Alexa has a Concierge skill. This allows you to ask questions about the home and the Newport area. The instruction for the thermostats is “Alexa, set main floor (or second floor) temperature to seventy degrees.” We have enabled many Alexa skills. We encourage you to explore all of them.

CHAIRS / TABLES
Our Newport Harbor House has a deck on the 3rd floor and a spectacular rooftop deck! You will see some of the most stunning Newport Harbor sunsets from these decks. Perfect with a glass of wine and family or friends. We also have bikes. Tour some of the most scenic areas in the world, come back home, and enjoy a glorious sunset.

Even though we are located on a quiet street on the harbour, we are only a few steps from Thames Street and everything Newport has to offer.

Around back, we have a quaint area to BBQ.

The Breakers

The Breakers is the grandest of the Newport summer “cottages” and a symbol of the Vanderbilt family’s social and financial preeminence in turn of the century America. Commodore Cornelius Vanderbilt established the family fortune in steamships and later in the New York Central Railroad, which was a pivotal development in the industrial growth of the nation during the late 19th century. The Commodore’s grandson, Cornelius Vanderbilt II, became Chairman and President of the New York Central Railroad system in 1885, and purchased a wooden house called The Breakers in Newport during that same year. In 1893, he commissioned architect Richard Morris Hunt to design a villa to replace the earlier wood-framed house which was destroyed by fire the previous year. Hunt directed an international team of craftsmen and artisans to create a 70 room Italian Renaissance- style palazzo inspired by the 16th century palaces of Genoa and Turin. Allard and Sons of Paris assisted Hunt with furnishings and fixtures, Austro-American sculptor Karl Bitter designed relief sculpture, and Boston architect Ogden Codman decorated the family quarters.

A scenic 3.5-mile walkway that borders the back lawn of The Breakers and many other Newport mansions.

Gooseberry Beach

Located along the legendary Ocean Drive in Newport, RI, Gooseberry Beach is a private beach club open to the public. Come and enjoy the most beautiful beach in Newport, with its white sand and clear calm ocean waters. Gooseberry is the perfect family beach for swimming, snorkeling or building sand castles. We have chair rentals, changing rooms, and showers for our guests. Open 9-5. Visit Gooseberry Cafe which offers great beach food.

We consider pets part of the family. That is why they are welcome at all of our properties. Like many members of families, some require a “bit more” looking after than others. We ask that you responsibly take advantage of this accommodation.
